Tenants are required to pay via the tenant portal. If you do not have a smart phone or computer, please contact our office for a waiver to our policy and to discuss alternative methods for making rent payments.
Once your move out inspection has been completed and you have provided proof of payment for your final utility bill, we will send the security deposit less any damages to your forwarding address. The lease requires us to provide a disposition of the deposit within 45 days of the lease termination date, but we will always endeavor to provide that to you in a timely manner once any damages are addressed.
Your lease will stipulate an addendum that breaks down all responsibilities for the tenant to maintain the property. This includes but is not limited to changing the air filter, upkeep of lawn and flower beds, shoveling snow, etc..
Communication is KEY! Please do not hesitate to reach out as soon as possible to let us know that your payment will not be on time. Our agreement with the property owners requires us to assess late fees and initiate the legal process if payments are not received by 5PM on the 5th of the month. If you have an emergency situation, please contact us in advance to discuss options.
Rent is due on by the 1st of the month with a grace period through the 5th. After the 5th, late charges will be assessed.
Once the contractor has assessed the work order on the maintenance on a home, there is a question of how the situation was caused. Base on the professional opinion of the contractor, it is asked if repair was caused by tenant neglect or abuse or wear and tear. If that professional states that tenant neglect or abuse was the root cause of the problem, then the tenant will be charged for the repair.
